Oceana Bal Harbour closing tops Miami-Dade weekly condo sales 



Miami-Dade County’s condo sales and dollar volume fell over Thanksgiving week. For the second week in a row, an Oceana Bal Harbour closing snagged the top spot.

Brokers closed 83 condo sales totaling $54.1 million from Nov. 24th to Dec. 1st. The previous week, brokers closed 113 condo sales totaling $77.7 million.

Last week’s units sold for an average of $651,882, lower than the $688,002 average price from the previous week. The average price per square foot fell to $465 from $546, according to data from Redfin.

For the top 10 sales, prices ranged from $1 million to $10.9 million. 

Unit 1702 at Oceana Bal Harbour, at 10203 Collins Avenue in Bal Harbour, took the top spot with a $10.9 million closing. The sale closed at $3,028 per square foot after 57 days on the market. Ethan and Ruthie Assouline, both with Douglas Elliman, had the listing. Anna Sherrill and Adriano Biasella, both with One Sotheby’s International Realty, represented the buyer.

The week prior, unit 2406, also at Oceana Bal Harbour, closed for $6.6 million.

Unit 2906 at Acqualina Resort and Residences, at 17875 Collins Avenue in Sunny Isles Beach, closed for the second highest amount last week, $3,9 million, or $1,407, per square foot. Kirill Kokarev with Broker One had the listing. Chad Carroll with Compass Florida represented the buyer. The sale closed after 270 days on the market.
