A penthouse in Miami Beach’s Eighty Seven Park topped last week’s signed contracts report in Miami-Dade County, showing sustained dollar volume growth following a post-Art Basel bump earlier this month.

Seventeen contracts were marked in the Multiple Listing Service between Dec. 16 and Dec. 22, according to the Eklund-Gomes report, which tracks listings of properties asking $4 million and up in Miami-Dade.  

The asking dollar volume for pending sales reached $157 million for the nine single-family and eight condos, up from the $154.1 million the week prior. 

The most expensive home to go into contract is penthouse 1702 at Eighty Seven Park at 8701 Collins Avenue in Miami Beach, asking $40 million. Top Douglas Elliman agent Dina Goldentayer has the listing. The 6,400-square-foot unit has six bedrooms, six bathrooms and one half-bathroom, according to the listing. Its owner is hidden. David Martin’s Terra completed the 18-story, 66-unit Eighty Seven Park in 2020, and sold the unit that year for $18.2 million.

The second most expensive contract last week was for the home at 6915 Valencia Drive on Fisher Island, which is on the market with Mariana Niro of Serhant, asking $24.9 million. The 9,400-square-foot mansion was built on 0.3 acres in 2007. It has six bedrooms, nine bathrooms, one half-bathroom and a pool, according to property records. The mansion last sold for $12 million in 2011, records show. Its owner is also hidden.

The single-family homes that went into contract last week had an average asking price of $8.5 million and spent an average of 104 days on market. They totaled $76.2 million in asking dollar volume. 

The eight condos that went into contract had an average asking price of $10.1 million and spent an average of 134 days on market. They averaged $2,785 per square foot.
