Lease roundup: Latin Securities opens in downtown Miami, Spanish restaurant picks A&E District for first US outpost

Latin Securities | downtown Miami 

Financial services firm Latin Securities opened an office in downtown Miami. 

Buenos Aires, Argentina-based Latin Securities, which offers wealth management, securities brokerage and other services, leased 4,000 square feet at Miami Tower at 100 Southeast Second Street, according to its broker. 

Fabio and Sebastian Faerman of FA Commercial represented the tenant. 

CP Group and DRA Advisors own the 47-story Miami Tower, having paid $162.5 million for the building in 2022, records show. Designed by a Pritzker-winning architect, the late I.M. Pei, the tower was completed in 1987. 

Boca Raton-based CP Group, formerly called Crocker Partners, is led by managing partner Angelo Bianco and partner Chris Eachus. New York-based DRA Advisors is led by CEO David Luski. 

Momento by Ikaro | Arts & Entertainment District | Miami

Chefs Carolina Sánchez and Iñaki Murua opened the first U.S. outpost of their Ikaro restaurant in Miami’s Arts & Entertainment District. 

Momento by Ikaro leased 4,700 square feet at 1306 North Miami Avenue, according to the tenant’s news release. 

Sánchez and Murua’s Michelin-starred Ikaro is in La Rioja, Spain. The couple met at the Basque Culinary Center, the release says. 

The Miami building is owned by an entity led by Luiz Melo and Christa Schmidt, according to records. 

La Sandwicherie, Sproutz | Brickell

La Sandwicherie will open in Brickell in the spot formerly occupied by Sproutz, which moved elsewhere in the neighborhood. 

La Sandwicherie bought out Sproutz’s remaining six-year lease term for 1,000 square feet at 60 Southwest 10th Street in Miami, according to Sproutz’s deal broker. The restaurant is expected to open by year-end. 

Sproutz moved to a 2,600-square-foot outpost on the ground floor of the Hampton Inn & Suites at 40 Southwest 12th Street in Miami by buying out the lease for the site from Cuban restaurant Sergio’s, according to their broker. The grocery store has opened. 

Fabio and Sebastian Faerman of FA Commercial represented Sproutz in its lease sale to La Sandwicherie. The duo represented both Sproutz and Sergio’s in their lease reassignment. 

Records show the 60 Southwest 10th Street building is owned by Houston-based Camden. The  40 Southwest 12th Street building is owned by an entity tied to Howard Wolfson of Hospitality America. 

The Restaurant Store | Davie 

Lancaster, Pennsylvania-based The Restaurant Store, a food service equipment and restaurant supplier, leased an industrial space in Davie. 

The tenant signed a 10-year lease for 47,300 square feet at 2650 Bridge Way at Bridge Industrial’s Bridge Point 595 complex, according to a news release from the landlord’s broker. 

Keith R. Graves and Jonathan Thiel were part of the Berger Commercial Realty/Corfac International team that represented Bridge Industrial. Mitchell Millowitz of Newmark represented the tenant.

Chicago-based Bridge Industrial completed the three-building Bridge Point 595 in 2021, the release says. The complex totals more than 677,300 square feet, including two buildings each spanning 290,300 square feet, and a third 96,700-square-foot building. 

Montce | Delray Beach 

Homegrown swimwear retailer Montce will open in downtown Delray Beach. 

Montce leased 1,700 square feet at 44 East Atlantic Avenue, according to a news release from the tenant’s broker. The store is expected to open early next month, the company said in a text message. 

Jaime Sturgis of Native Realty represented Montce. 

South Florida natives Alexandra and Devin Grief opened the first Montce in Fort Lauderdale in 2013. Records show Devin Grief owns Montce’s current Fort Lauderdale outpost at 530 Northeast 13th Street. Through an affiliate, Grief paid $2 million for the building in 2021. 

Sturgis also represented Montce in that deal. 

Montce’s other South Florida store is at 3810 Northeast First Avenue in the Miami Design District. 

The Delray Beach building is owned by an entity managed by Michael S. Weiner, according to records. 

Boustan | Miami 

Middle Eastern restaurant Boustan will open in Miami. 

Boustan leased 1,500 square feet at 2209 Southwest 37th Avenue, according to the broker. The restaurant, which is expected to open next year, will take some of the space occupied by Pei Wei Asian Kitchen, which is scaling down about half its square footage.  

Fabio and Sebastian Faerman of FA Commercial represented the landlord and tenant. 

Boustan, a Montreal-based franchise chain, is owned by Emad Saad. 

Records show an entity owned by Richard Toledo, Nicolas and Isabella Mattos, and Pablo Lignarolo owns the Miami building. 

Micro Center | Mall of The Americas

Micro Center will open at the Mall of The Americas in Miami-Dade County’s Fontainebleau neighborhood. 

The computers and electronics retailer will open in a 37,000-square-foot space on Friday at the mall at 7795 West Flagler Street, according to the tenant’s news release. 

Records show an affiliate of West Palm Beach-based Sterling Organization, a private equity real estate investment firm, owns the property.
