Office Depot | Boca Raton
Office Depot is keeping its headquarters in Boca Raton.
ODP Corporation, Office Depot’s parent company, renewed its lease through at least 2033 at
6600 North Military Trail. It also amended the agreement to consolidate its offices in the entire 214,700-square-foot central tower, according to the landlords’ news release. Previously, Office Depot’s offices were scattered across the three towers at the office campus.
Boca Raton-based Pebb Enterprises and the Toledano family’s Miami-based BH Group bought the entire 650,000-square-foot office campus for $104 million last year. Office Depot is the anchor tenant.
Pebb, led by Ian Weiner, BH Group and the Pérez family’s Coconut Grove-based Related Group want to redevelop the south office tower with a 500-unit multifamily project, restaurants and retail. The apartment project would wrap around the south parking garage and overlook the Old Course at Broken Sound golf course, according to the release. The other two office buildings, which span 407,500 square feet, will remain.
Blue Collar | MiMo
Chef Danny Serfer’s Blue Collar will move, though it’s staying in the MiMo Biscayne Boulevard Historic District.
Blue Collar leased 4,000 square feet at 6789 Biscayne Boulevard in Miami, across from its current 800-square-foot space at 6730 Biscayne Boulevard, according to the tenant’s news release. The new restaurant, which will have a 140-guest capacity in the dining room and patio, will open in April.
Blue Collar, which first opened 12 years ago, will keep its current space. Serfer plans to introduce a new concept there “when the time is right,” he said in the release.
Records show an entity managed by Jane Choi owns the 6789 Biscayne building.
Mason’s Famous Lobster Rolls, more | Bahia Mar | Fort Lauderdale
Marina Village, the waterfront food hall that is part of the Bahia Mar project in Fort Lauderdale, is fully leased.
The last three tenants to lease kiosks at Marina Village are Mason’s Famous Lobster Rolls, founded by Dan Beck; Sushi Song, led by Executive Chef Song; and Taco Vibez according to a news release from the landlords’ broker. The tenants are expected to open once Marina Village construction is finished in April.
Jaime Sturgis and Kaley Tuning of Native Realty represented the Bahia Mar developers.
A Jimmy Tate-led group that consists of Kenny Tate, Sergio Rok and the Pérez family’s Related Group is developing the $1 billion Bahia Mar on city-owned property at 801 Seabreeze Boulevard. The project will include a 256-key branded resort with 60 condos, another 350 condos in four towers, a 245-slip mega-yacht marina, 87,000 square feet of offices, restaurants, retail and captain’s quarters, a pedestrian boardwalk and green space, according to the release.
Marina Village consists of eight food-and-beverage concepts spanning 35,000 square feet, the release says. The other tenants that leased at the food hall are Blue Steel Pizza, Burgers and Shakes, Fresh Garden Bowls, liqueur ice cream store Quore Gelato and dim sum restaurant Yip.
Gunster | downtown Fort Lauderdale
Law firm Gunster is staying put in downtown Fort Lauderdale.
Gunster signed an 11-year renewal for its 22,000-square-foot lease at Las Olas Centre at 450 East Las Olas Boulevard, according to a news release from the tenant’s broker.
Greg Katz and Carlyle Coffin of Stream Realty Partners represented Gunster. Tim Talbot and Andy Ackerman of ComReal represented the landlord.
German asset manager DWS owns the office building.
Foundation Building Materials, more | Lake Worth Beach
Woodmont Industrial Partners and Butters Construction & Development fully leased their newly built Lake Worth Beach industrial project.
Foundation Building Materials took 50,300 square feet; hurricane protection shutters company Storm Smart took 17,800 square feet; and wholesaler 3 Brothers of Palm Beach took 8,000 square feet at 1939 Seventh Avenue, according to a Butters news release.
Thomas Hotz and Paul Shooster of Butters Realty & Management represented the landlords in the leases.
Woodmont Industrial –– a joint venture between Woodmont Properties and Romark Logistics, both based in New Jersey –– and Coconut Creek-based Butters started construction of the project, called 7th Avenue Logistics, last year. The recently completed project spans 76,000 square feet.
Records show an entity tied to Butters paid $6 million for the 5.4-acre development site in 2021.
Gucci, Diesel, Alexander Wang, more | Miami Design District
Dacra scored nine tenants at its Miami Design District development.
A Gucci menswear boutique took 4,200 square feet at 89 Northeast 41st Street; Dion Lee took 3,000 square feet for its first U.S. flagship store at 115 Northeast 41st Street; Alexander Wang took 2,000 square feet at 52 Northeast 41st Street; Celine took 4,000 square feet at 154 Northeast 41st Street; and Diesel took 1,900 square feet at 81 Northeast 41st Street, according to a Miami Design District news release.
Also, Jil Sander leased at 151 Northeast 41st Street, Golden Goose leased at 4052 Northeast First Avenue, art bookshop and gallery Dalé Zine leased at 50 Northeast 40 Street, and fashion brands store NEO Miami Design District has a pop-up at 35 East 40th Street, according to the release. The square footage for these tenants was not provided.
All tenants have opened, the release says.
Dacra, led by Craig Robins, developed the Miami Design District and is based there.
Ladurée, Oakley, Oakberry, more | Miami Beach
Lincoln Road, Miami Beach’s famous pedestrian promenade, scored six tenants.
Açaí bowls and smoothies restaurant Oakberry tok 560 square feet at 1674 Meridian Avenue; French sweets café Ladurée took 300 square feet at 1118 Lincoln Road; Pizzeria Romana took 1,900 square feet at 533 Lincoln Road, Spanish jewelry brand Majorca took 1,400 square feet at 639 Lincoln Road; and Oakley took 1,500 square feet at 646-650 Lincoln Road, according to Lincoln Road Business Improvement District news release. Bel-Air Fine Art will soon open a gallery at 442 Lincoln Road.
Also, skin care company SkinCeuticals had a pop-up at 700 Lincoln Road on Feb. 24 and 25, offering skin care treatments, product pairings and consultations.
Mister O1 Extraordinary Pizza | Downtown Doral
Mister O1 Extraordinary Pizza will open at Downtown Doral.
The pizzeria, founded by chef Renato Viola and Umberto Mascagni, leased 2,500 square feet at 8455 Northwest 53rd Street in Doral, according to a Downtown Doral news release.
Father-daughter duo Armand Codina and Ana-Marie Codina Barlick, through their Coral Gables-based Codina Partners, were the lead developers of the 250-acre Downtown Doral, though they have sold some buildable sites to other developers.
Downtown Doral consists of 5,000 residences, including single-family houses, townhomes and condos; 660,000 square feet of offices; 40 shops and restaurants; two charter schools; and
Doral Government Center, including City Hall, according to the release. Downtown Doral also has a 3-acre park and a 14,000-square-foot cultural center.
Benihana RA Sushi | Brickell, Plantation
Japanese teppanyaki and sushi restaurant Benihana expanded to Brickell and Plantation.
Benihana RA Sushi leased 1,300 square feet at 54 Southwest 10th Street in Miami’s Brickell, and 3,800 square feet at 333 North University Drive in Plantation, according to the tenant’s news release. The Brickell outpost opened and the Plantation one is expected to open this summer.
Records show the Brickell space is within a 15-story, 405-unit apartment building owned by Houston-based Camden Property Trust. The Plantation restaurant will be within Art Falcone’s Encore Capital Management’s Plantation Walk mixed-use development.
