FundKite is the latest firm in the financial and tech fields to shun New York and opt for Miami.

The fintech firm is moving its headquarters into Aby Rosen’s 100 Biscayne office tower in downtown Miami.

FundKite took 5,302 square feet at the 30-story office building at 100 Biscayne Boulevard, according to a news release from Rosen’s New York City-based RFR Holding.

It’s one of six tenants that took space at the tower for a combined 44,588 square feet.

In new leases, French linguistic school Alliance Française Miami Metro took 2,053 square feet; architecture and design firm Spectorgroup took 1,626 square feet; and general contractor J.T. Magen & Company leased 1,626 square feet, according to the release.

In renewals, the Bahamas Consulate General of Miami renewed and expanded its space to 8,162 square feet; and architecture firm Zyscovich, which has had its office at 100 Biscayne for 23 years, renewed for 25,819 square feet.

Eric Groffman and Cameron Tallon led the CBRE team that represented RFR in the deals. Adam Freeman of Freeman Property Group represented FundKite.

Rosen’s RFR bought the 310,000-square-foot office building for $81.1 million in January from a partnership led by East End Capital.

RFR is negotiating with tenants to lease another 30,000 square feet at the building, the release says.

National Dentex Labs I Jupiter Innovation Center | Jupiter

Pebb Enterprises and Tortoise Properties secured a tenant for 40,000 square feet at the Jupiter Innovation Center, bringing the property to 98 percent occupancy.

Dental lab National Dentex Labs, or NDX, moved its headquarters to the office campus at 1701 Military Trail from Palm Beach Gardens, according to a Pebb and Tortoise news release. The space is newly renovated.

Jeff Kelly of CBRE represented Pebb and Tortoise. Derek Baker of Colliers represented NDX.

NDX’s new space is the central hub for its network of more than 60 dental labs across the U.S.
The space has a capacity of 100 employees. Tom Daulton is the CEO.

Boca Raton-based Pebb, led by CEO Ian Weiner, and Chicago-based Tortoise, led by CEO Jake Geleerd, bought the 16-acre Jupiter Innovation Center for $31.5 million in 2020. The 186,238-square-foot campus has a mix of medical, office, research and development tenants.

Trade Management Solutions, LRF1 Miami Logistics I Medley, Doral

International supply chain provider Trade Management Solutions, and transportation and logistics firm LRF1 Miami Logistics leased industrial space in Miami-Dade County.

Trade Management took roughly 43,500 square feet at 8404 Northwest 90th Street in Medley, and LRF1 leased about 40,000 square feet and additional land at 3055 Northwest 84th Avenue in Doral, according to a news release from the tenants’ broker. The deals are for more than $10 million combined.

Jeff Hartsook of Cresa Miami represented the tenants. Elias Patsalos of Agora Real Estate Group also worked on the LRF1 deal.

Devin White of CBRE represented the Medley property owner, Chicago-based First Industrial. Wayne Ramoski and Gian Rodriguez of Cushman & Wakefield represented the Doral facility’s landlord, Victory 502 LLC. The entity is led by Karel Alvarez.

AjMadison I North Miami Beach

Home appliance store AjMadison will open a showroom in North Miami Beach on June 12.

AjMadison leased 8,500 square feet at 2983 Northeast 163rd Street, where it will offer more than 150 brands, according to a news release.

The entity that owns the plaza ties to Raanan Katz’s RK Centers, with offices in Sunny Isles Beach and Needham, Massachusetts.
